The Senior Project Manager (SPM) has the overall responsibility for the successful completion of every assigned project. The SPM position includes all of the duties a Project Manager (PM) as well as the responsibility for large, complex projects that typically requires the management of a larger team that on certain projects may include PMs in addition to other support staff. The SPM is involved in corporate functions and possesses the following qualifications:
- Senior level person
- Has demonstrated for many years his/her expertise in fulfilling the role of PM on multiple types of projects
- Excellent customer interface capabilities including marketing and project interviews
Basic Duties
- Overall project administration
- Customer interface
- Perform the responsibilities of the PM in administering the project, and/or ensure that PMs are completing their responsibilities for each project
- Assist in preconstruction services for negotiated work
- Overall responsibility from preconstruction through closeout for assigned projects
- Assist in training and development of staff
- Oversight and responsibility to ensure that the tasks performed by the PMs, and Assistant Project Managers (APMs) on projects overseen by the SPM are completed accurately, timely, and in accordance with company Standards. Those tasks:
- Submittal Processing
- Request for Information (RFI) Processing
- Material Tracking
- Project Closeout
- Building Information Modeling (BIM)
- Change Order Processing
- Invoice and Payment Processing
- Scheduling – ensure completion of each project milestone
- Safety
- Quality Control
- Cost Control
- Thoroughly review monthly and/or quarterly project cost reports as well as PRM’s prepared by PMs.
- Marketing
- Ensure customers for current projects are completely satisfied with the company’s performance.
- Maintain communication with current and past customers about potential future work
- Assist in preparing responses to Requests for Proposals (RFPs) and with preparing for prospective project interviews
- Participate in prospective project interviews including taking the lead for sections of the presentations

Additional Duties
- Estimating/Bidding
- Assist the Project Managers on bid day (or days prior) in reviewing scopes of work for the Subcontractors of the assigned trades
- Attend pre-bid meetings as directed
- Attend subcontractor pre-bid walk-throughs
- Develop preliminary project schedules for use in bidding and/or submission with the bid
- Assist the Project Managers during preconstruction in negotiated, GMP, and Design-Build projects
- Documents Management
- The SPM should make sure that all documents are uploaded to the document management software and SharePoint as appropriate. These include
- Design team issued: Sketches, Bulletins, & Plan revisions
- RFIs
- Approved submittals
- Depending on project requirements, implement and monitor plan to comply with owner security and access requirements
